1. What are the key features of the Township?

Clear titles and immediate registration, gated township and round-the-clock security. Power, water and sewerage systems functional. Club house, Business Complex, Conference halls, Banquet hall, Amphitheatre, Community center, Jogging tracks, Skating rink, Tennis courts, Children's play area, Meditation center. State/ public transport facilities at the North entrance.


2. Is the entire development compounded?

Yes, the development will follow the structure of a gated community.


3. What are the different sizes of the plots?

The plots are available in sizes ranging from 1200 sq. ft. - 5000 sq. ft.


4. Is each plot demarcated?

Yes. There will be boundary stones and landscape elements like hedges to demark the plots, which will act as compound walls. No compound walls will be built.


5. Who will retain ownership of the clubhouse, business centre, community center & other facilites?

Bangalore Regency Developers Pvt. Ltd. and its associates will retain ownership of all these assets.


6. Is there sufficient water source?

Yes. We have abundance ground water available. Rain water harvesting, a water recycling plant and other methods for optimum use of water resources are planned.


7. What is the scope of maintenance within the project?

BRDPL will carry out maintenance at a rate defined by the company. This covers the maintenance of common infrastructure like roads, landscape of common areas and other services required for the upkeep of the common areas.
On request, landscape on customer's plots can be maintained at an additional cost.
This rate is subject to change at the discretion of the management. Specialized vendors may be appointed as required.


8. What is the procedure to book a plot?

• 25% advance
• Collect legal documents
• Choose mode of payment - Bank Loan or Upfront Payment
• Balance payment to be recieved by BRDPL in 30 days


9. Has the property been approved by housing finance institutions for loans?

Yes, the project has been approved by select housing finance institutions for loans.


10. Have all the approvals been obtained?

Yes. All the approvals have been obtained from the concerned authorities.


11. Is the title of the property clear?

Yes. The land is freehold, marketable and free from all encumbrances.


12. What additional payments will have to be made?

• Registration
• Khatha transfer
• Incidental charges (Based on the prevailing guidelines)
Yearly maintenance charges along with property tax will be collected on an annual basis.


13. What are the different documents to be executed?

Composite agreement for the sale of land and its development will be executed once the initial payments are made. Sale deed will be executed in the favour of the purchaser at the time of registration on receipt of full payment only.


14. Can I sell my plot after full payment?

Yes. Plot owners are required to comply with the terms and conditions stipulated.


15. What is the procedure of resale?

• Up-to-date maintenance payments to BRDPL
• Obtain an E-katha (Facility offered by BRDPL)
• Pay the pending taxes. (Facility offered by BRDPL)
• Obtain an NOC and comply with the terms and conditions stipulated.


16. What is an E-katha and how to obtain it?

E-khata mainly applies to BMRDA approved sites.

E-khata is introduced in place of manual khatha and is more authentic with regard to the ownership details. It is similar in context to BBMP 'A khata'. An E-khata is nothing but electronic khata issued for sites under BMRDA jurisdiction and is now a mandate.
In order to get an E-khata, you need to go to the respective panchayat office or better still our team will get this done for you.

The following documents will be required:
• Updated payment reciepts of maintenance charges & property tax
• Sale Deed & Manual Khata copy
• Up-to-date Tax paid receipt
• Two Passport size photos of each plot owner
• ID proof & address proof of each plot owner (Indian proof) - like PAN card/Passport/DL
• E-katha 'service charges' to BRDPL


17. Can I design my own villa?

Yes. However, it needs to be in line with the 'policy plan' executed for Canterbury Castles.


18. Are there any rules to adhere to during construction? Are any modifications permitted?

Yes. Setbacks, as per the prevailing authority rules to be followed. No trees should be cut within the plot. The slope to the plot for entrance of vehicles should elevate from within the plot. (Not from the storm water drain or the road)
